We offer a complete lettings service to our landlords. As part of our comprehensive package we will:

  • Take full details of your property, provide a rental valuation, advise on the preparation required of the property to let and discuss all legal requirements.
  • Advertise the property, which will include local press, display on our Internet Website and sending details of your property to waiting applicants on our mailing list.
  • Find suitable Tenants for the property, conduct interviews and take up suitable references. (For the avoidance of doubt as agent we shall not be in any way responsible for any default by a Tenant introduced by us in good faith.)
  • Prepare an Inventory and Schedule of Condition.
  • Ensure that a Landlords Gas Safety Record is obtained before letting and given to the Tenant before the Tenant moves into the property. Any cost involved will be borne by the Landlord.
  • Prepare the Tenancy Agreement and arrange for it to be signed, collect initial payment of first months rent and property deposit (usually one and a half months rent) and arrange for the Tenancy Agreement to be stamped by the Inland Revenue.
  • Prepare detailed accounts of all rental monies. No fees are payable until such time as a tenant has been found, Tenancy Agreement executed, and first months rent paid. We will retain the property deposit until the end of the Tenancy, as stakeholders.
  • Advise utilities (gas, electricity, local authority, water etc) of change of occupiers.
